The LM Urban Flex Bela Vista development is a strategic and challenging project: transforming a commercial building into a modern residential one in São Paulo. With a built area of 4,700 m², this retrofit project, under MCDI’s responsibility, will convert corporate units into a diverse mix of living spaces. This includes studios from 18 m² to 20 m², duplex studios from 63 m² to 76 m², apartments from 38 m² to 83 m², and garden apartments from 41 m² to 61 m², meeting the growing demand for compact and well-located housing in the city.

This project marks the debut of the renowned constructor Leal Moreira, based in Belém/PA, in the São Paulo market. It’s their first venture where they aren’t directly managing the construction. MCDI plays a fundamental role, with an approach that goes beyond technical execution, working hand-in-hand with the client through clear and agile communication, providing comfort and security to Leal Moreira.

The complexity of the retrofit demands MCDI’s vast expertise in engineering and management. The project scope ranges from internal demolitions and new residential layout execution to the complete review and adaptation of electrical and hydraulic installations, window frames, and facades, as well as waterproofing and the installation of new finishes. The location in a dense area requires heightened attention to site safety, facade protection, and strict management of construction waste.
